It's been best part of a decade since I looked at this & I've not tried this on Linux but I presume it is the same. But when a file is privately memory mapped then once a page is read it is mapped into the processes address space and its backing store can become the swap area if need be. It wasn't at open time that the file became "fixed" but at first access to a page.
